The historic downtown Brandon federal building at 1039 Princess Ave. has finally been listed for sale, a couple of years after the government declared it as surplus.

The listing by Colliers Canada includes an asking price of $4.1 million, noting that the building’s approximately 14,284 square feet of vacancy “presents a great owner occupier situation.”

Current tenants include Employment and Social Development Canada, Correctional Service Canada, Canada Revenue Agency, Veterans Affairs Canada and Industry Canada.

A government spokesperson said they didn’t have anything new to add to the building finally being put up for sale that would add anything to the real estate listing and past reports by The Brandon Sun.

The building’s sale would include lease agreements with the existing tenants, according to a government spokesperson last year.

The Employment and Social Development Canada space is being held until 2020, after which officials plan on shifting these services to an office space elsewhere.

In 2016, the Treasury Board of Canada listed the historic 1930 building’s potential uses as “office, research and technological development, warehouse, storage and workshops, legislative, judicial and diplomatic.”

Currently protected under a federal heritage designation, the moment the building changes hands, it will be protected by a municipal heritage designation.

The building is in the “Beaux-Arts classical style, highlighted by the scale, proportion and arrangement of architectural elements, such as pediments supported by Doric style columns, on the main (south) and west facades,” according to the City of Brandon’s heritage advisory committee report, which supported its heritage designation.

The property received a score of 141 on the Municipal Heritage Site evaluation. Buildings rated 90 or higher are considered to possess strong architectural and historical significance.
