A new commercial development valued between $2 million and $2.5 million is nearing completion on Lyndale Drive in Brandon’s south end.
Lyndale Plaza is being developed by owner Vionell Holdings Partnership and has been under construction since last fall.
The three-unit building is expected to add about 9,500 square feet of office space to the local market, Vionell Holdings Partnership chief executive officer Jason Roblin told the Sun.
“The project is now approximately 85 per cent complete,” he said.
“There is a strong demand on 18th Street for commercial development, and that area is zoned commercial.”
Roblin said Lyndale is kind of “an artery” road, so the commercial development “just makes sense.”
“We had a house there, and it makes sense to put commercial there because that’s what that street will eventually be — all commercial,” he said in an interview on Monday.
The development comes as commercial activity continues to expand along Brandon’s south end, particularly in areas connected to 18th Street and Highway 10, he said.
The corridor, Roblin said, has seen significant growth over the years as businesses seek locations that offer visibility, accessibility and convenient transportation links.
Roblin said the location was one of the key factors behind the investment.
The building is situated close to 18th Street and provides straightforward access for motorists travelling from south Brandon and communities outside the city.
“Proximity to 18th Street, easy access from the south, like Highway 10, and it’s on the bus route as well for employees and customers,” he said. “It’s not that congested over there. It’s fairly accessible for people to get to.”
Unlike many new commercial developments that focus on retail or food services, Lyndale Plaza has been designed exclusively for office use and can accommodate a range of professional businesses and organizations, he said.
While the project is approaching completion, all of the available space has not yet been leased.
“There are still spaces available for lease in there,” Roblin said.
He said interested tenants are encouraged to contact Vionell Holdings Partnership to discuss whether the available units would suit their operational needs.
Despite the scale of the development, Roblin said construction has progressed without any major setbacks, and it is expected to be completed by late August.
For Vionell Holdings Partnership, the project is both a response to current demand and an investment in what the company sees as the long-term commercial future of Lyndale Drive.
